What Is an Estate Sale? A Friendly Guide for First-Timers

New to estate sales? You’re in good company. This quick guide explains what an estate sale is, how it works, and how to make the most of your visit—without stress.

What exactly is an estate sale?

An estate sale is a short, time-boxed event where the contents of a home are offered for sale to the public. People use estate sales when downsizing, moving, settling a loved one’s estate, or simply letting go of a lifetime of treasures.

How an estate sale works

  1. Preparation & staging: We sort, group, research, and price items so they’re easy to browse.
  2. Sale days: The home opens for 1–3 days. Items are sold on a first-come, first-served basis.
  3. Pickup & wrap-up: Larger items are picked up within a set window. We provide a clear summary for the client.

What you’ll find

  • Furniture, art, rugs, lamps, and mirrors
  • Kitchenware, barware, small appliances
  • Jewelry, coins, watches, collectibles
  • Tools, outdoor gear, patio sets
  • Unexpected one-of-a-kind treasures

How pricing works

Items are priced based on current local demand, brand, condition, age, and comparable sales. We may offer tiered markdowns as the sale progresses, but the best items go early—arrive at opening for the widest selection.

Estate sale etiquette

  • Be kind to the home. Please don’t open closed doors or cabinets marked “Not for Sale.”
  • Ask to test electronics or plug-ins before purchasing.
  • Bring help for loading large items (we’ll guide you on parking and pickup).
